Overview

Construction dust settles into every texture on a finished floor: the embossed grain of luxury vinyl plank, the grout lines of tile, and the pores of a bare slab. After the final sweep a haze remains that shows in raking light. Maddox matches the cleaner, the brush, and the amount of water to each floor so every floor in the house or the building is turned over clean in one visit. Debris left behind by the trades can be hauled off on the same visit as an add-on, so the jobsite is turnover-ready when Maddox leaves.

What is included

Walkthrough or photo review

The floor types, the trades still coming, drain and water access, and the definition of clean on the punch list are confirmed before scheduling.

Dry pickup

Screws, wire, banding, dust piles, and loose dust are removed dry before any water is applied.

Textured LVP and vinyl

Dust is lifted out of the grain and removed from the floor with products and tools safe for the wear layer.

Tile and grout haze

Grout haze and mortar film are treated with chemistry rated for the tile and rinsed clean.

Slabs and polished concrete

Bare concrete is scrubbed for grit and residue with extra attention at doors and drywall lines; polished and sealed slabs are cleaned with products safe for the finish, after full cure.

Debris haul-off (add-on)

Scrap, packaging, offcuts, and pallets left by the trades are loaded, hauled, and disposed of at a licensed facility on the same visit. Hazardous, asbestos-suspect, and roofing tear-off material is excluded.

Closeout

Dated before-and-after photos of every room or bay are delivered the same day with the invoice, and a maintenance quote for after move-in is provided on request.

Frequently asked questions

Can drywall dust be removed from textured LVP?
Yes. The dust sits in the embossed grain, below the reach of a broom, and is lifted out of the texture and removed from the floor without abrading the wear layer. Abrasive pads and stripping chemicals are never used on LVP.
When in the schedule should the floors be cleaned?
After the last trade that produces dust, typically paint, drywall finish, and ceiling work, and before furniture, fixtures, or racking go in. On a remodel that is usually the day before the owner walkthrough. If a later trade produces a second round of grit, a lighter re-clean costs less than the first pass.
Do you clean hardwood floors?
Hardwood is not machine-scrubbed. It is excluded from the scope or dust-mopped only, and the LVP, tile, and concrete in the same house are cleaned as quoted.
Can mortar haze, paint overspray, or adhesive be removed?
Light mortar and grout haze, joint-compound drips, and small adhesive spots are usually removed with the right chemistry. Heavy mortar buildup, cured adhesive fields, and paint fields require mechanical removal with a grinder, which is outside a scrubbing scope. The walkthrough or the photos identify which applies.
Do you prepare floors for epoxy or polished-concrete coatings?
Maddox cleans floors but does not mechanically prepare them. Coatings require a surface profile from grinding or shot-blasting, which is the coatings contractor’s work. A scrub before the coatings crew arrives removes dust and residue that would otherwise be ground into the slab, and a scrub after the coating cures is the appropriate first cleaning.
How quickly can you mobilize?
Typically within two to three days, and a remodel can often be fit into the same week. Once the quote is accepted, the requested window is held, and a turnover date that moves by a day or two is usually absorbed without re-quoting.
Do you perform the full post-construction clean or only the floors?
Floors, and the debris if requested. Windows, fixtures, horizontal surfaces, and restrooms are the scope of a post-construction cleaning crew, and Maddox coordinates with that crew or the contractor as needed. Construction debris can be hauled off on the same visit as an add-on, and stains on the driveway from the dumpster or the trucks are handled through driveway and jobsite stain removal, usually on the same visit.
What does the debris haul-off include?
Loading, hauling, and disposal of what the trades left behind: scrap lumber and drywall, packaging, flooring and tile offcuts, pallets, and bagged jobsite trash. It is quoted per trailer load with the disposal fee passed through at cost, and it is offered as an add-on to the final clean. Hazardous materials, paint and solvents, asbestos-suspect material, and roofing tear-off are excluded and stay with the roll-off or a licensed hauler.
