Janitorial Add-On for Floor-Program Accounts

Janitorial is available from Maddox as an add-on to a floor-maintenance program, not as a stand-alone service. For warehouse, shop, and industrial accounts on a floor program across Greater Houston, the front office, restrooms, break rooms, and locker areas are added to the same written scope and the same invoice, with restroom consumables supplied and restocked through our Hospeco Brands and CCP Direct accounts.

Industrial facilities typically need two vendors, one for the offices and restrooms and one for the slab. Accounts on a Maddox floor program can consolidate both: the janitorial scope is written by room and frequency, priced monthly, and runs on the same visits and the same invoice as the floor work, for warehouses, shops, and plants of roughly 10,000 to 150,000 sq ft with a modest office footprint.

Fixtures cleaned and disinfected, mirrors and partitions cleaned, floors scrubbed, dispensers filled to par, liners changed, and odor controlled.

Offices and conference rooms

Trash and recycling, dusting, glass and touch points, vacuuming, and hard floors scrubbed rather than mopped.

Break rooms and locker areas

Tables, counters, appliance exteriors, sinks, trash, and floors.

Warehouse office and shipping desk

Desk surfaces, screens, floors, and trash at the shipping office and warehouse desk, written into the scope.

Floors

The warehouse floor is machine-scrubbed weekly, biweekly, or monthly as part of the scope.

Consumables management

Consumables are managed the way a supply distributor manages them: par levels are set and restocked each visit, dispensers are standardized where it reduces cost, and usage is itemized on the invoice.

How the work is performed

  • The monthly price is fixed for the term, and any change in scope is agreed in writing before it takes effect.
  • Cleaning is performed by Maddox personnel with Maddox equipment and supplies; no work is subcontracted.
  • Safety data sheets for every product used in the building are provided on request.
  • The owner’s direct number is on every invoice, and service issues are corrected on the next visit or sooner.

Frequently asked questions

Can we get janitorial without a floor program?
No. Janitorial is offered only as an add-on for accounts on a Maddox floor-maintenance program, because the floor is the core of the work and the visits are combined. Facilities that need janitorial alone are referred elsewhere.
What size facilities do you serve?
Warehouses, shops, and plants from roughly 10,000 to 150,000 sq ft with a modest office footprint, typically a front office, restrooms, a break room, and a shipping office. Multi-story office towers and medical facilities are outside our scope and are referred elsewhere.
Do you supply restroom consumables?
Yes. Tissue, towels, soap, liners, feminine hygiene supplies, urinal screens, and air care are sourced through Hospeco Brands and CCP Direct, restocked to par each visit, and itemized on the invoice. Customers who prefer to purchase their own consumables receive the same restocking service.
How often is service performed?
Two or three nights per week for offices and restrooms is typical for an industrial account, with the warehouse floor scrubbed weekly, biweekly, or monthly on a standing schedule. Nightly service is available.
What happens if a visit has to move?
You are notified before the visit, not after, and the visit is made up within the week.
What are the contract terms?
The add-on is written into the floor-program agreement: a scope by room and frequency, a monthly price, an itemized consumables estimate, the program’s 90-day initial term, then month-to-month with 30 days’ notice on either side. There are no auto-renewing multi-year agreements.
